  • 100% of the rental price will be charged at the time of booking.

  • A valid photo ID must be presented upon check-in or uploaded during the reservation process on our website.
  • Check-in is self-service via electronic lock.
  • Check-in: from 3:00 PM
  • Check-out: before 11:00 AM
  • Late check-out requires prior approval. A late check-out after 11:00 AM may incur a USD 100 fee deducted from your security deposit, or the cost of an additional night (applied if departure is after 3:00 PM), depending on the season.

  • Short-term rentals: A security deposit of USD 250 (cash in USD or MXN) is required upon arrival along with the deposit agreement signed by the guest.
  • Long-term rentals: A security deposit equivalent to one month’s rent (cash in USD or MXN) is required upon arrival, along with the deposit agreement signed by the guest..
  • The property will be inspected at check-out. Provided there is no damage, missing items, or excessive cleaning required, the deposit will be returned in full.
  • Costs for damages or lost items (including replacement, labor, shipping, and importation costs) will be deducted from the deposit.
  • Guests are fully responsible for the property, its contents, and their own conduct during their stay.

  • Damage to the property or its contents.
  • Exceeding maximum occupancy.
  • Violating property rules.
  • Smoking inside the property.
  • Pets on the property without prior authorization.
  • Any damages, odors, stains, infestations, or additional cleaning required due to pets (when allowed) will be deducted from the deposit. If damages exceed the deposit amount, the guest will be financially responsible for the difference.
  • Unauthorized parties or large gatherings.
  • Noise disturbances.
  • Illegal or unsafe activities.
  • Maintaining hazardous substances.
  • Excessively dirty or disorganized units requiring additional cleaning.
  • Contraband or unauthorized use of property for services or rentals.

  • Firm: 100% refund if cancelled at least 60 days before check-in.
  • Strict: No refund if cancelled within 60 days of check-in.
  • Prime Season: Custom cancellation policies may apply during high-demand periods or special events.

  • Hosts work to ensure that all property features and amenities are in good working order.
  • Maintenance issues will be addressed as promptly as possible after notification.
  • Riviera Vacation Home is not responsible for interruptions due to natural events, third-party failures, or adverse weather (e.g., power outages, water supply, air conditioning, TV, appliances).
  • Guests must promptly report any damage or malfunction to the property administrator or owner.

The property is located in a developing area, and construction projects may occur nearby during your stay. Riviera Vacation Home is not responsible for any inconvenience caused by external noise, including construction. No refunds or compensation will be provided in such cases.

  • Electricity – Short-term stays: 10KW per day is included for bookings up to 14 days.
  • Electricity – Long-term stays: Consumption will be measured on arrival and departure and charged according to the official CFE rates.
  • Air Conditioning: Units left running while windows/doors are open or when the property is unoccupied may result in the loss of the full security deposit.
  • Parking: Not all properties include parking. Please refer to the property description for availability.
  • Cleaning Services:
    • Short-term: One departure cleaning included. Additional cleanings available upon request for MXN 500 each.
    • Long-term: One cleaning per month included. Additional cleanings available upon request for MXN 500 each.
  • Supplies: Initial amenities (toilet paper, paper towels, basic cleaning products) are provided. Guests are responsible for restocking as needed.

Riviera Vacation Home, its owners, and hosts are not liable for accidents, injuries, theft, loss of personal belongings, or noise disturbances during the stay.

The guest listed in this agreement is responsible for themselves and all members of their party, whether registered or not.

The renter agrees to release and hold harmless Riviera Vacation Home, the property owners, and their representatives from any liability related to accidents, natural events, governmental actions, travel delays, or other unforeseen circumstances.

Riviera Vacation Home does not provide refunds or rescheduling due to hurricane activity. Guests are strongly encouraged to purchase travel insurance, particularly between August and October.

Any exceptions to these policies must be approved in writing in advance.

  • Only properties specifically designated as pet-friendly on the Riviera Vacation Home website may accommodate pets.
  • A non-refundable fee of MXN 3,000 will be charged per stay, intended for additional cleaning and fumigation.
  • Only cats and dogs are allowed, with a maximum weight of 10 kg.
  • Pets must be kept on a leash and under supervision at all times.
  • Pets are not allowed to remain unattended in common areas.
  • Pets must relieve themselves outside the building and in designated areas.
  • All pets must be properly vaccinated, and guests must present valid proof of vaccination upon request.
  • Riviera Vacation Home reserves the right to apply additional charges for odors, stains, infestations, or damages to upholstery, floors, or any part of the property caused by pets.
  • Owners are fully responsible for any damage caused by their pets. Any repair or replacement costs exceeding the security deposit will be charged directly to the guest.
